As your Agent, I may present to you any properties listed on the MLS site regardless of who the listing agent is (regardless of the for sale sign on the lawn!). This is the collaboration agreement amongst agents.
As my client, I will represent your interests towards listing agents.. The listing agent must represent the seller's interests .
Negotiations: My knowledge of the regional market will permit me to present to you the necessary information to make a well informed decision. The price of comparable properties for sale and sold in order to permit us to negotiate the best terms possible for the property of interest.
Automated searches: Identify your preferences and you may receive by email all new listings that meet your criteria in order to be the first to visit new listings.
Financing: I can recommend lendors with the best conditions!
It is always preferable to obtain pre-appproval from a lending institution for several reasons: a) to be sure of what we can afford b) It is easier to negotiate a good price if there are no conditions on financing .. and if there are multiple offers on a property we will have a better chance of getting our offer accepted if pre-approved!
